We all witness that sometimes homes go very fast and sometimes they sit for a while. There is not always a definitive reason, but often it is the price, the aesthetics, the location, or the state of repair that impacts how long a home sits on the market. However, people do not always have the luxury of waiting, and need the home to sell fast, for top dollar.

Recently, I had the privilege of helping a young family who needed to sell their house in a hurry. We determined a price that was very competitive, and then the home owners set to work on staging, decluttering, and  make some small repairs. We put the home on the market just before the weekend, and were all set for the open houses. The weekend came, and so did the rain. I was able to connect with a few people that came in on both days, and one the second day of the open house, we secured an offer.

We had determined a plan together, and executed it to perfection. It was a lot of work for all of us, but it was worth it. The house sold in 4 days!

I often suggest that when listing your home it is really important to have an open house. It allows those people who don’t have a Realtor the chance to see the home in person. It also helps draw attention to your property. You never know who might be driving by and decide to stop in. I have seen many homes sold as a result of a well run open house.
